Regarding maintenance, lease only mentioned that tenants are responsible for the following:-All electrical systems and fixtures repairs when those are necessitated by the fault or negligence of the tenants-All doors, windows and frame repair -Protection against insect and pest-Structural repairs from tenants fault-Routine HVAC maintenance and repair-Lawn.

SC law does not dictate that I use Certified Mail, but considering his disagreeable nature, I feel it is best practice to protect myself by returning his deposit in this way (or similarly) with proof of mailing date and proof of delivery.

I like having input from multiple people (my agent and PM, possibly contractor), but I also like that the PM would get the commission from the sale, and possibly have more incentive to keep an eye out for off-market deals for me etc.
