Hi Everyone, I am looking at buying a 15 SFH portfolio in Detroit, I wanted to do a DSCR loan (total purchase $852k) but most I can find say 1 - 4 properties, all the numbers check out and make it very viable.  

The only problem is that my liquidity is now completely tied in my property.

I don’t own one property I would sell for 30% over the assessed value. 

Most people interpret that to mean buying your first property.

If you only have $25k to your name, and you have investors that understand the impact potentially losing that $25k would mean to you, they very well could say $25k is enough.As for encumbering a property you are syndicating with a second mortgage for your capital, no.

I am a small landlord, whose 1 investment property is held in my name.  

Would you mind sharing any advice or experience that you have with paying Property Managers a commission for their workWorking for same brokerage for 5 years as a 1099 Property Manager with established properties..

Whether you're looking into fix and flips, rental properties, or new construction, access to the right resources can make a big difference.

A bit long on the payback but add in any value increase to the property from doing it, including its increased attractiveness to condo conversion down the line, immediately better cap rate, etc...and it could be worth it.  

What are odd of obtaining property doing this?
