Think about whether you're okay with managing properties from afar, dealing with unfamiliar places, giving up some control for more money, and if you have enough time for Houston house hacking along with your regular job and family.

Have you considered multi family housing at all?

Hey BiggerPockets,I'm currently on the market for my first multi-family property in San Diego, California.

I guess my fear is purchasing a home in STONE county and then applying for it to be a STR and being denied. tonight there is a meeting of Stone County Planning & Zoning and there are two families trying to get the zoning of their home changed to operate a STR.

We have acquired three multi-let/multi family homes in Northcliff, Blairgowrie and Kensington B and are targeting young professionals.We generally let out a 2Bedroom flatlet around R5.5-6.5k if that gives you any indication.All our Rentals are cashflow positive and refinance 85-100% of the money out

In fact, 5-unit and up multi-families are off at least 20% locally and with a lot of distress.

I think the best strategy is to get your foot in the door with the least amount of risk on the first deal, which could be a turkey single-family or, depending on the area, a duplex.This way you can start building those relationships you need and figuring out the systems you will use at scale.

If it were a single family residence, I would lean toward Central as it would help resale.
