You'll get a pre-approval letter based on your income and debt but when you evaluate a property the lender is going to look at how much income the property currently produces, expenses, taxes,..... but something the lender will also include which most first time investors forget is vacancy rate.

If not, you will not be able to get the units licensed and could have problems if you try to evict during evictions proceedings and cannot produce a rental license to the court. that is a short-term problem for you if you were to acquire.
