I fear this will be one of those newbie 12 mo ++ flipps that ends up loosing money (holding costs, project over run,  dropping ARV, increasing time on market blabla). 

The fear you are experiencing is simply being unsure of the outcome of an event, which is normal.

For Northern NJ where very high property taxes are prevalent, $9-$10k actually isn't horrible.As to your question about whether to buy the single-family or save some money and buy a townhouse, that would all come down to you, what you are trying to accomplish, how much you want to spend both upfront and monthly, etc..

They don't want to go anywhere near the fuse box for fear of getting electrocuted, so they call the landlord...at (here's where you pick the most inconvenient time imaginable) to come running out to unscrew the old fuse, and screw in the new fuse. 

While the blockchain technology in theory sounds applicable to everyday homeowners and investors, I fear larger institutions are going to take advanatge and control the market.

I fear this could raise red flags.
