As even with hardmoney they require some skin the game.

I did work a few years before retiring into the 'you're going to lose it all' REI game.

This allows a lot of house hackers to get in the game, and if the area is strong they may see continued rental appreciation that allows for this cash flow to increase. 

I learned pretty quick on this one that being a landlord is a totally different ball game than flipping.

In other words, you can find potential BRRRR deals, but you'll want to make sure you have the right game plan in place before you pull the trigger.

It's a part of the game you just have to accept if you decide to play. 

Then if you're in the same town start playing the CashFlow game.
