And for the most part, I've followed his request.Here's the verbiage in my lease:"ACCESS TO PREMISES:The Owner reserves the right to enter the residence at reasonable times to inspect, make necessaryrepairs, supply services, or show it to prospective residents, purchasers, workmen, or contractors.Whenever practicable, a two-day notice of the Owner’s intent to enter shall be given to the Resident."

I believe they are correct about the lease being implied.The suit brought against me was in reference to a tenant without a signed lease.In my view, the only way to change this is to have a law written at the state level, forbidding the practice.

I do agree with you tho in that best practice may be to hire an experienced contractor and pay them to walk a property with me or help me understand how they would breakout the costs.
