I’m just worried it won’t cover my cost to pay my lender back for the flip and I would have to come out of pocket or sell the house for minimal gain.

Well your first comment says you're marketing the property, as Steve pointed out above, hence my comment to be careful.

If the house you are going to sold was your owner occupied primary residence AND you have occupied at least 2 out of the last 5 years all gains up to 500k a exempt from taxes. and remember equity and gains are not the same thing.

Hello All not new to bigger pockets or  the real estate business took a little break to build a solid foundation and to pursue my real estate license for Florida as well and to learn the in's and outs of the business.

Not particularly interested at this point in dropping the price anymore (yet, at least).  

I’m planning to move to the OKC area in the summer of 2025 and was wondering if anyone here has invested in real estate either in the city or nearby, especially if you’ve also lived there.

I used to go to the sheriff sale and they would scoop up so many valuable lots and wouldn't allow bidding to the public.
