Hi Everyone,  I've been watching Bigger Pockets for about a year now but this is my first post.  

I came across Bigger Pockets and was instantly intrigued, not only by the way they explained real estate investing to a newbie, but by the challenge it can create creatively and mentally.

I suggest contacting two or three local property manager's to help assess the marketplace, location and get their opinion on rents.

Disclaimer, I haven't used this, or even purchased my first property yet, but Integra Realty Resources is mentioned in the bigger pockets podcast as a source of cap rates, I think it was episode 265 with Andrew Propst.

@Ashley Wolfe  We self-manage a property in Wimberley from three hours away in Houston and we've had good success. 

There are pockets of 35805 that you can definitely find good properties and positive cash flow.
