With these companies it is true that listing agents are graded and one of the items they are graded on is list price compared to sales price.

The tenant pool for class C apartments is at a much lower grade here in Memphis, not sure if it carries over to single family tenants as well.Bottom line, unless there's a problem with the house or neighborhood, there's no reason for it being vacant during the prime rental season here in Memphis.Happy investing!

These guys have much different criteria for underwriting, because they are not looking to grade loans, then group them by grade & sell off portfolios of those loans to institutional investors.

Even with elevation/grading issues I can imagine making 2700 sf work.

A lender will use a vacancy factor to the market area and down grade your loan to value.Mark
