I’ve long term rentals till now but the issue is that the current Property Management company is deducting amount by saying there are repairs.

The issue is people struggle to look forward in real estate.

Two separate issues: 1) getting tenant to pay whats owed and 2) switiching the bills.1) court and collection followed by eviction process starting.

I don't just deal with just any ol' buyer that claims they have the means to close.Remember, Those that do get these high-quality deals have no issues getting them sold.

I'd say I'm about 50/50 on acceptance of this but if not I'll hold for a few weeks no issue but never longer than a month and that's only if I find someone to start on the 1st of the following and I get it rented fast. 

I have a plan to do some flips/wholesale deals that should make repayment a non-issue.

One of the advantages to this is that you can save a lot on the permit fees relative to the ADU build if you're working with an existing structure.
