Looking for honest and realistic advice on most efficient ways to succeed at REI while doing it on a part-time basis.

We are looking to investing in Portland Or and need recommendations for a responsive and efficient property manager.

A GOOD agents job is to advise their seller and long inspection periods would be a huge red flag.

Since I am looking at SFH, my intension is to find one in my budget and live there for an indefinite period.

Evidence is that people buy houses no mater what the interest rate and curiously the rate of buying (# of homes sold per capita) remains a fairly steady no mater the rate except during periods of rapid transition. 

Both agencies have an initial period, 20-30 days, that the property is only available to owner occupants, Fannie calls it First Look, and these dates are shown in their listings.  

I was planning on checking the box for a 45 day close period on the contract, and in the event I find a buyer start the title and lien search at that point.  

But by email, we agreed to a 3 day inspection period.

In NYC the upside is equity gains over a period of time.  

For personal reasons had to move out, and started renting 02/2012, it's now 3 yr 10 months in rental with 4 month vacancy during this period.1.
