We still need to put up walls, paint, flooring and this guy had to destroy the hallway in order to fix something he says.  

I need to:1) get rid of the tenant,2) get rid of all the old junk, 3) clean, 4) repair, 5) paint, 6) find a tenant, 7) screen prospective tenant 8) get them in   It seems like I have to do it in that order, right? 

.- Large closets - walk in is even better- 2+ bathrooms - New carpet- Modern appearance (paint, flooring, light fixtures, etc)- Garage ideal but if not a garage then off street parking- Cleanliness and overall good repair.

California paints with a pretty broad brush on what doing business in California means.Doesn't matter if you form the LLC in NV or CA, you still will have exposure to the CA Form 568 and the $800 annual CA LLC tax.

It does need new carpeting in a couple rooms and some paint but other than that the only thing is the kitchen and baths are dated.Thanks in advance for the advice.
