Bear in mind what that means though - you are risking loosing as well.

Mostly in Utah and SL County, but am building a fourplex in Ogden and JVing on another build-to-rent fourplex also in Ogden.I'd be open to looking at Class A single-family properties with 1-4 bedrooms, but nothing larger. 

Keep in mind that your commitment should be to hold this property for 3-5 years at a minimum. 

I don't mind having a slightly higher down-payment, as my primary objective would be cash flow, with appreciation as a close 2nd.

You can take an "A" neighborhood asset in most locations and fail the 1% rule but these assets will outperform on a cap rate basis a "C" location asset that "passes" the 1% test  if the analysis is not so narrow minded and includes actual expenses, cap ex and vacancy. 

Keep your energy and focus up... connect with like-minded people your age and older than you.Also save up as much $ as you can now ...
