This is a great online community for sharing information.  

It seems like an easy fix, look for a roofing supplier, visit their store and ask for their contractor calling card, some mom and pop usually leave some.

I do have tenant info sheets and did try to do some online searches, but their names are common.I agree I need to get tough and stick to the lease and law.

I love everyone's input because I am enrolled in an online real estate course & want to become a Realtor, as well as, buy & hold.

You can buy a heater element fairly cheap online.

Tenants were paying their bills online and my books were transitioning (slowly) from red to black.

Notice, discounts are the items listed on line(1) above, so the factors are:need high GSI,low expensesand a historic low vacancies (ie you can beat the Vacancy rate)However, learn the Class {A,B,C} rating system and then be sure to buy A or B properties in growing communities and neighborhoods.

how can i get porbate leads online in these three county broward,wpb,and tampa FL? 

Most county assessors are now available on line and most are free (at least in KC), but you will spend  a tremendous amount of time trying to manipulate the data into usable information that will help you find good deals.
