I inherited a lease that is 12 years old and has no language about the landlord entering the apartment. 

I know this is an old thread, but I am looking at some opportunities in Alabama and I am curious about how this story evolved.

I went to Southeast High (well the old one) and that is a solid working class neighborhood. 

Be sure of your $134k appraisal - make sure it's not too old or it's just the tax appraisal.

It is very common to spend 100K on a rehab in Newark because often there is TONS of maintenance, and things like water damage can lead to major structural and framing issues that need to be addressed, original wiring (which is often unsafe), galvanized plumbing pipes, old windows, heat systems, ect.

Current condition: The Good - Shingles and kitchen are about 9 years old and in great shapeNeeds: Foundation needs bracing, mortor work, drain tile, (basement is not tall enough to be considered living space, any ideas?

The remaining half has an unnecessary (per existing city code, though they are considering changing that) parking lot and two very old residential units.

He works hard everyday and just turned 60 years old but he believes working at lease 6 days per week if not 7.
