If we could use the PM solely for sourcing tenants, payment processing, and any eviction issues, then I think we’d be comfortable acting as the primary point for maintenance. 

I would ask them to check out the house physically, if you get there then make a firm offer you're comfortable with it.

- It may need some TLC, may look like a disaster with current tenant packing and more - which may lead to no applications or lowball offers.
