$k but on the flip side, this my property, I put myself and my family through tons of stress and late night projects to purchase and own it, and if this it what I need from it why shouldn't I.

Now, if you have particular complaints from neighbors about gun shots at night or something similar and that news makes it back to you, then it's time for a conversation w/ those tenants.

Wow I went and checked out vinyl planks last night.

If you can manage it schedule wise, I'd recommend attending a RIREIG meeting before you move (there's one tomorrow night for example), and asking local investors there (including me if you like) who they use.
