You would need either an emotional reason to sell (like me- I decided I don't have time to be running Airbnbs), or you have a strong negative view of your market and want to cash out, or you would need to be in a market with very low cash flow (where you would eventually hit your Debt to Income limit, capping the amount of total real estate debt you can have).

I hit about 20 houses while working full time with young kids before I started to really do myself a disservice by self-managing. 

Scenario:  He is self-employed and he took a hit in 2020 b/c of COVID which is impacting his getting a conventional loan. 

I have a new crew right now who went to all my job sites trying to work hitting me up daily, its a new guy, and I finally give him a shot on a difficult framing job.

With that price point, you will not be hit too hard with vacancy.

I am so over getting hammered by tenants and the laws that protect them….with us taking all the hits. 

Well if you only have 4% today and a 729 credit score, it gives you time to hit those goals.

@Nate Valentine Same as @John Teachout unless the tenant gives you a heads up (there is a line in the sane though, if they hit you up every month stating they are late you have a problem).
