With the building being newly renovated as tenants move in I would make it very clear that we have very strict policies and if they can’t follow the rules they are out.

talk to several lenders out there, it depends on your credit, and of course your entity status, newly entities haven't established enough cred/creedibility and also if you are buying rehab/fix and flips SFH or MFH, it wlll be difficult to acquire funding, but no good deed goes undone, local banks or mortgage lender like gulfcoast bank maybe a helpful source, it may take a little creativity on your part  though look into opening up a line of credit or HELOC, also if you have 401k or ira accounts that could be utilize as well, hope this helps, keep posting but most of all keep sharing
