The Eastmark neighborhood east of the San Tan 202 and the Phoenix Mesa Gateway Airport is seeing some impressive growth; they just opened two new schools.We are also hearing reports of some potential new jobs in Tech and Manufacturing coming south of the Valley in Casa Grande and Coolidge. 

When I bought it in 2011 it was purchased for $110,000 and it's worth something in the neighborhood of 160,000 today, and I still owe about 69,000 on the mortgage, so i have a good bit of equity.

Unless they formally agreed to make the repairs you're asking, the only other way you had a firm contract was to accept it 100% as is and proceed based on the original contract - sans request to remedy addendum.If they never agreed to your repair list, they are fully within their right to back out.  

There are so many flippers and private equity firms that compete in this area because the returns can be high.

Does anyone have any experience with that neighborhood?

Hi My fellow BP members,I am a out of state investor trying to find a decent cash flow SFR in B+ neighborhoods in Montgomery  and one of the turnkey provider has a property in Lynndale 36116.It's at 80k sell price and cash flow looks decent but based on my initial research on the neighbourhood it looks like C class based on median income and employment statistics. 

You'll want to validate your assumptions and firm up some of your numbers before you are on the "official" due diligence clock. 

I found some lots in old neighborhoods, but not sure if it would sell...So just wondering how is everyone else flipping 10 + houses a year?

I know Eagle rock is the place to be, but also the other one also pays for itself.Eagle rock has a long way to cover its own expenses as the other 2 tenants pay so low rents and does not seem like they will be going anywhere any time soon, so I am not sure if I invest in the Eagle Rock property and carry a large negative for at least next 10 years or go with the Bread and Butter property and stay in a not so good neighborhood.What do you guys think, a better neighborhood or an easier investment in a not so good area?

You're busy, "cheap" midwest houses are not what you want, invest in quality product (A/B neighborhoods), this will reduce your risk.
