@Roy N do you think its a temporary boom market because of province recent changes in immigration program i am planning to buy a student rental property but I am still confused and double minded that if I have to spend 300k on a house i should be better off going to places like Windsor Ontario or somewhere in Ontario whats your take on this.please thanks for your response.

However, it was a buy-n-hold property and the house was rented two weeks after the rehab was completed.

My dad grew up in N Tonawanda and I recall seeing lots of mixed-use commercial/residential apt buildings when we went to visit my grandparents.

Having the Meetups on flips, Buy n hold (BRRR - @Sarah D. was a great hostess), and new construction pretty much covered much of REI (missing notes and wholesaling).So I would try to attend if you had another Meetup at new construction :=).
