I'm looking at 3BR 1Bath homes.. the issues are what's hidden.. for example - wells and septic systems in my neck of the woods (although my husband install septic systems for a living)..I feel like I've been waiting for this day forever.

I'd place my bet on SFR w/ ADU over duplex, based on what you've said, but the price of the opinion that actually matters is going to be an appraisal fee and waiting for that to come back.

My plan is to call her and give her “one more chance” to see if she “accidentally” picked it up while reminding her that her lease is up.Her moving will cause her to possibly put her kids in a different school district which would be a big problem I also contacted my attorney and I am waiting to hear back from him as well. 

The asking price is a bit above where I want it to be, but I've consulted with my RE agent and am waiting on her response.

Also, most families wait until school is out to move, which is still a few weeks away.
