If you can move into a place and work on it, saving yourself overhead, protecting your project, those can be good things and you'll also meet the neighbors and probably pick up more deals that way. 

Luckily landlord advocated against it but it was touch and go at annual meetings.

(Note: I denied them right away because they don't meet my "You Plus Two" policy but I still use them as an example of why combined income is a bad policy for Landlords).

I would high recommend getting involve in local meet ups to connect with other investors. 

Would love to meet with some folks and perhaps tour a bit while there over the July 4 -8 weekend.  

For example, on a $100k property, I take out a loan for 10% and combine it with my cash down payment of 10% to meet the minimum 20% down to avoid having to pay Mortgage Insurance.
