There's too many risks, including illegal/illicit use, including copyrighted material and FIOS as you can see is taking harsh measures (slow spleed, freeze account for days, freeze account indefinitely after 6+ file transfers, even if same title).Additionally, there are the complaints that the wifi signal is poor etc in a certain room (which is pretty much inevitable).. and even when the tenant defaults paying rent altogether and/or abuses it, there might be the future claim of that 'utility' provided prematurely being cut off, even if its complimentary?

Owning a place free and clear is as safe as you can get and you will be pretty much able to ride out most recessions, etc Fwiw I am reading two books that really helped me in my journey - “what every real estate investor needs to know about cash flow and 36 other key finacial measures” by Frank GalllinelliAnd “An Economist walks into a brothel” by Allison Schrager this is all about finacial risk and has been super helpful!

However, we just purchased one very close by (4 blocks) that measures about 500sf more since it includes a converted garage, and it rented for $1295 mo. with new flooring, paint and the same old 'gold finish' fixtures.The same houses in Watauga only rent up about $50 in rent over the previous 10 years...so, a jump of $170 for the same house from one tenant to the next, we feel is a great upswing in rental prices.

In most cases with older homes your best bet is to get them custom made to fit the space perfectly after you've measured properly.
