The fact you learned the children are the ones selling the property through a neighbor and this was not clear in the sales agreement suggests the proper authority might not have even existed to execute the agreement on behalf of the estate in the first place. 

...it sounds like the tenants did a real number on this place (either that, or the damage isn't as bad as the PM is saying--all the more reason to get some boots on the ground to evaluate the place in-person)    

Try not to worry too much about the place not renting.

if you do that 2-3 times you could own 4-9 units in 6-8 years.you need a place to live anyway.

Again, the same seasoning rules apply you must gold the note in place for at least that amount of time to avoid fees for early note sales.

With a headache-free tenant in place, I would lean toward keeping the rental for the long term.
