$100k to invest.I am trying to find a way to lower taxable income if possible from W2, I currently have 1 rental.I was thinking of getting another.Was looking for general advice.Should I get 1 rental with the 100k, any certain prices I should target or locations?

I buy properties that are around the 80k price point (including rehab).

Hi there, I am a new investor, started my journey with my wife back in 2022 we house hacked our first property in new haven CT.I am currently having a hard time finding any good deals in my market everything is so over priced and goes way above the 1% rule, I even made some low offer on the properties  that I thought would be a good fit for BRRRR however offer never gets accepted or someone else over bids. 

If it used to be your primary residence and you've only recently moved out (ie it was your home for 2 or 3 (I forget the number) of the last 5 years), and the price has gone up since you bought it, sell it, avoid capital gains and decide what to do with the money.  

Price range is around $325,000.

I'd estimate 12-15% of the sales price as you'll have to back out land value and then you'll get closer to 20% of actual home as a deduction (assuming 100% bonus depreciation which the jury is still out on that being extended. 2.

What should be the value of raw land (in percentage) from a given price of a built house ($750K)?

BRRRR is a great option here and tons of price points.I like @Jonathan Greene Q - Do you want to move to Chicago are you feeling like you have to? 

Both options seemed to have listings in similar price ranges (250-400k range).Maybe there isn't a right or wrong here.
