Also, what type of property (turnkey or fixer-upper) / and your rental strategy (short-term vs. long-term)?

I purchased my first property in Tampa in 2019, and it has been a long-term rental over the past year.I am currently looking for my next property, which I want to be a BRRRR/house hack.

. #2 The buyer of the note receives what they want out of the terms of the note. #3 The purchaser of the property and making the payments on this note, (myself) can afford the monthly payments because of the rental income.

I presume you are trying to "add value" in terms of increasing cash flow, not in terms of increasing the value of the home (for you to later cash out refinance)?

Offer the seller a first lien on your town house of say $300k, and a short term first lien on his house of $300k.  

I am now approaching 115+ days since assignment on my first 3 deals and because I am in NYS, my attorney tells me that I cannot even speak to buyer’s or seller’s attorneys due to “breach of contract”.I lost my first deal in fact because we were hindering on 130 days since assignment (should have been long closed) and the city decided to demo before we closed and were able to takeover in court. 

Since I cannot find a way to talk to someone over the phone on Zillow I contacted them about this via email, where every response takes a very long time.

One bed+bath upstairs, two beds + one bath in a finished basement.Fast forward 5 years (after the long term tenant of 4 years left) and I get a report that the basement has been ruined from water intrusion, requiring the entire basement to be gutted and re-finished.
