I don't remember when was the last time that I have to go on IRS and/or my local taxation website to file payments personally. 

I would prefer to buy something local to the Longmont CO area, but there are limited options, so I am open to out of state investing, but concerned about managing it.

Thanks  Hi Jerome, you'll want someone local to you to consult on the down-payment assistance programs in your area, but I can tell you that most of them that I am familiar with require the property to be owner-occupied -- meaning not rented out.

If I had a strong local team I’m considering the BRRRR method but considering I’m so far away I would really need a solid team. 

The only item I ever look at financials for is confirmation on who is paying utilities and what those are costing, if LL responsible, and even this can often be found with a quick call to the local utility and a question to the seller or listing agent about who's responsible for utilities.b) re-trading a deal is only frowned upon if you are re-trading on the smallest discrepancy.

Unless both the circuit breaker for the heater and the local disconnect are locked inside an "Authorized Personnel Only" area, the tenant(s) can always shut the heat off.

Check with your local real estate investment club to see who people use for hard money.
