As you establish a credit history for your LLC, your business builds it's own credit rating..Borrowing on the property owned by the shared LLC should be covered in your operating agreement first to authorize the borrowing/terms.

Perhaps 10 years ago...but these days, individuals at the bank have essentially no authority -- the deal would have to go through a specific person (the asset manager), and the likelihood that you could find/talk to that guy is near zero for a big bank.

They usually break out something like this:1 - Foundation2 - Framing materials and labor (largest draw)3 - Windows and doors4 - Mechanical start5 - Mechanicals complete, insulation, drywall start6 - Insulation complete, cabinets and trim start7 - Cabinets complete, trim complete, start fixtures and flooring, start landscaping8 - Final draw, GC retainer, all done.
