I know there are a lot of variables depending on salary expectations, and profits per flip, but I can say that based on our past profit margins we will likely be able to recoup the cost of hiring that GC with the profits of one flip.2-hire a less experienced hourly worker to occasionally assist my husband on the same property.

Your broker/agent needs to determine the spaces highest and best use which may or may not be the way the interior space and exterior is currently laid out and designed.The question then becomes can you convert and invest the cash to the highest and best use and still make a good profit all costs considered?

I am currently living In a SFH with the VA loan, unless I sold it ( wouldn't make much a profit if any, since no down payment ) unless I find a great deal, I may just have to keep saving to get maybe a commercial property.

We would like to purchase a SFH in the area and my question is this: In the long run, what would be more financially wise, holding onto our current property and scraping together a small downpayment for a less expensive SFH or selling our current property and applying a $100,000 downpayment toward a larger SFH?

I'll give just one idea of a possible route to take and I'm sure others will provide different ones:You could house hack the house you own outright (renting out the other two bedrooms for a profit on your home).
