Any help/tips/tricks from more experienced investors on what to do in this scenario?

My thought is that since I am already wanting to learn the in’s and outs of property management and really involving myself in real life experience, perhaps if I offered to take care of the whole property for him in terms of dealing with the downstairs tenants, scheduling repairs/maintenance, and keeping up the properties landscaping so that the investor can remain more hands off he might be willing to give us a break on the rent so that we can save even just a little bit extra each month.

Hi guys, do I have to notice if I want to do work outside my rental property, like killing weeds or fixing up the landscaping, etc...

You would also include TV, internet, landscaping, or other expenses.Yes, you would collect the entire month up front.

I feel like the drought tolerant landscaping would be more out of pocket than just laying sod. 

Anyone have tips on where to find investors that might be interested in a project like this??

My landscaping guy is booked out for a month.
