The house is in rough to ok shape, but needs renovations to bring it up to market value, in my opinion (thinking new flooring throughout, interior paint throughout, updated kitchen, updated bathrooms, landscaping, back deck repaired/replaced).My parents are actively having discussions w/potential buyers who are looking to purchase the property as is and have received some verbal offers from direct mail discussions, but up to this point, all offers have been lower than my parents are hoping.In my role as their beloved son, I'm thinking through options that would have them sell it to me while I rehab and then sell it closer to market value.

This is with some high end finishes and includes the landscape package.Percentage of ARV for the profit is also something I never look at.

Hi Nathan,Dogs aside, Arizona is a diverse landscape.-- Phoenix is a metropolis, divided into areas with different feels, and different income levels (Scottsdale, Mesa, etc...)-- Flagstaff is much cooler.-- Tombstone has an old west feel, and is small and touristy.-- There are small towns in the desert, and there is also the Desert itself--off grid.You should do more research online and think about where you will be the happiest.For instance, is there a Taco Bell nearby if you like Taco Bell.
