I would recommend checking out Furnished Finder and Airbnb/VRBO for 30+ days stays to see what else is in the market and get an idea of what they are renting for.

Also some nearby areas to check out would be Newark and Marion, Ohio. 

You maybe able to invest in a real estate sydication of some kind to create passive losses to offset these passive gains you have.
