Some of the laws in NY changed recently and you are required to obtain a certificate of no harassment, No permits will be issued until it is resolved.You will need to work with the current tenants for this certificate to be approved which can take up to a year or more, Definitely something big to consider.

I figured that was the case, but I've been just eyeballing the rents I can get via a FF local search and by how quickly I am getting bookings.

your Hard Money lender  = HML  they had to require insurance although many ( myself included) will just require the dec page and not read the policy..
