Once I got to the desired # of rentals (that would produce the desired amount of cash flow should I not have any debt) then I stopped buying additional properties and started taking all that positive cash flow and paying down the mortgages in a systematic and targeted fashion. 

The way in which you make it, how you handle the risk factors, how hands on you want to be and how you balance your international portfolio to run best alongside any other savings and investments you hold will be the trick to maximizing your success.

My partner and i had to do a market analysis from international to local level, predict the value of our property (a mixed-use building) using noi, and cap rates derived from several methods, calculate before and after-tax cash flows, npv,  irr, rules of thumb etc. then decide to accept or reject the project.

@Matt Rosenbohm I have had this same internal conversation more and more frequently lately .The math will always indicate that buying more is better - more appreciation, higher rent rolls, easier to grow net worth, etc.

I agree in simple promissory note fashion to a 12 month loan at a set rate, with payoff at the end.
