Once I got to the desired # of rentals (that would produce the desired amount of cash flow should I not have any debt) then I stopped buying additional properties and started taking all that positive cash flow and paying down the mortgages in a systematic and targeted fashion

My partner and i had to do a market analysis from international to local level, predict the value of our property (a mixed-use building) using noi, and cap rates derived from several methods, calculate before and after-tax cash flows, npv,  irr, rules of thumb etc. then decide to accept or reject the project.

@Matt Rosenbohm I have had this same internal conversation more and more frequently lately .The math will always indicate that buying more is better - more appreciation, higher rent rolls, easier to grow net worth, etc.

A lot of people dont know international markets so they think Toronto is a local phenomenon, but i just recently realized that real estate price in China and Brazil for example went from dirt cheap to higher than Toronto in the last 10 years, im starting to think anyone with a relative in Canada will now want to buy property in Canada,aka Toronto Vancouver
