Our main issue right now is generating new leads, so we're taking that issue head-on and developing a website that brings in motivated seller leads.

To me this sounds like a heads they win tails they lose proposition.  

For instance, you may ask your Properties Manager to brief you about the up-to-date cost of rehabbing a 2 Beds, 1 Bathroom average-sized unit in the market.

The fact is, it does NOT matter what you pay for money in many instances.

For instance, my student rentals are advertised, shown, and leases signed in January, with the leases beginning in May and running through April.

(Towns can get aggressive & lots of people just pay the fees instead of pushing back.)In this instance, we could have been proactive in calling the town ahead of time.

I know cash flow is king and it kind of messes with your head when your barely breaking even or even in the negative on a property but If your a buy and hold who has 20 to 30 years in the game like I do, who really wins in the end the cashflow team or the appreciation team.

@Suzanne Lord if you are renting a room in your house sure this would be reasonable but in some states it might not even be legal to ask in that instance.
