I was working to fund those purchases ;)Honestly I don't "bet" on appreciation but buy in areas where I and other anticipate appreciation to be above inflation, this preserving my cash flow.

There is lots of capital out there right now, when an actual "deal" comes up in the commercial space it's getting multiple bids inflating the price, or it's gone very quickly after being listed (if it ever even makes it that far) Many commercial brokers have a preferred client list who has a proven ability to close.If you want in the game, start now.
