In Texas you must use a state approved contract, in most states there are certain requirements that need to be met as well, so getting some freaking guru contract or one off the internet is about one of the dumest things a beginning investor can possibly do.

you guys make it seem really easy. keep in mind that if i develop a "list" of items to be completed, NOONE WILL CALL ME BACK. i have tried it before with 3-6 contractors and they dont even look at the scope of work.you must either work with large companies and pay tons of money for the work, or you have an incredible leverage over them. i have 5 rentals and i seem to have zero leverage over any of them. i do not have the time to visit a work site. i get home from work at around 5pm. i can not schedule 5-8 contractors because that would be 2 weeks just to see them all.I did try a "formal contract" last year and a few guys laughed and said "what's this?"

If you are looking for a cause and corrective action I will help you what to look for is all I can do from the internet.....Cracks are always caused by tension load(pulling apart), not compression.
