Hi Amul,You will want to buy a property that is under market value and do some renovation to increase the value, so when you refinance, you will be able to get your initial capital back.

This is because my job pays good and have couple several salary increases scheduled.

How often does the HELOC accrue interest? Is this beneficial because the rate is so much lower?

With rates moving higher, it is likely that your rate will increase in the future.
