I have heard (not experienced) of folks who know they will be selling properties (especially commercial properties) not claim all their expenses on their return for a few years just so they can over state income.

Typically folks in the 3.5% down bucket can't afford an extra 1.75% paid out of pocket, so it's rolled into the loan balance as a standard (but technically optional) thing.

I'd look for properties that have VA loans with folks who have been transferred away from Barksdale AFB , buy them off market, take over the loan and sell it on Lease Option to tenant buyers and get $10,000 down as an option fee and cash flow the property.
