1) Get copies of current leases, do NOT take a broker ProForma2) Get copy of ACTUAL income & expenses3) Do your own math and have broker send you comp sales to verify pricing4) Make sure you have an inspection contingency on your offer and hire an inspector that knows what he's doing to determine CapEx stuff.

not sure how your pre license course are .. but ours are on line and there are a bunch of practice tests.. keep taking them over and over again until your getting 95 to 100%  .also on the state exam.. pass on all the math questions get through the stuff you know well and have basically memorized. then if you want come back to the math questions and take your time.you dont want math questions to derail you up front..
