We priced it assuming we would hire the work out, though we planned on doing it ourselves, etc.

Value is ~775k.Used a great/expensive builder and hired a designer to make all of the choices on finishes.

That said, if you hire a realtor (not a manager) who puts it on the MLS they may take a full month rent 1/2 for each side.

So here's Tip#1:- Hire a good real estate attorney first- Once you've signed the LOI and starting on the contract negotiaitions, ask for any and all restrictions etc.

It just sounds like you are hired help in this structure, no offense because everyone is important.

Doubtful they will do your loan in the way you described.FoAC has a nice product for that, but you have absolutely got to have a good rep that will shepherd the loan through their process.
