Hi Jason, thanks for pointing out that important detail that I missed in my post.I’m referring mainly to rental investment properties, whether it be single or multi-family or condo. 

I wouldn't be surprised if the previous owner knew this. 

Whether it be in the Northeast, South, wherever...I'm looking particularly for the difference in market rent for a drive thru vs non drive thru location.

Thus, I have been looking into the apartment complex space and continue to educate myself in the event that opportunities continue to be brought to me.Sooo In digging into a number of courses my concern is this with the larger 10+ apartments and high numbers 1 million and up.

These are double wide homes that would be attached to the permanent foundation (on owned land, not in a park) and that the investor would look to sell right away to people that would occupy the homes as their primary residence. 

or they just care about the house being "liveable"? 

Our original hope was to find a 2 family but with a multifamily, it would be 25% down.
