The rebate is in the form of an in-store credit, which I use on my next purchase.I love when they have lock sets on sale/rebate for $15 -- front and back handle and deadbolt, with matching keys.I got a Menard's t-shirt free after rebate once, and was using it for painting.

@Bob Foglia compared to most of the country it is very landlord friendly but the judges in OK county take some liberty at times with the law I would say, whereas Cleveland county is like a breath of fresh air.

.- After 3 months, all the bank statements and paystubs you submitted have "expired," the underwriter is going to request fresh/new everything anyways, so there's no ADDITIONAL paperwork you will be doing that you aren't ALREADY going to have to do, by sticking with the slow lender. - Oh, also: your credit report is about to expire.

Since conventional mortgages in the US have no early re-payment penalty, it's as good as investing in a bond from where I sit.I also like this strategy because it forces you to move slower through market cycles, but it's also harder to really lose your shirt.
