It all makes great sense.My question is this--how did billionaires who made their fortunes in real estate (like Sam Zell, just to pick a name) make so much money solely through real estate?  

Incidentally, it paid for itself in three years as I was fortunate to rent the two-car space to just one tenant.

Fortunately, utilization is only measured currently, so there is no "memory" of past utilization.
