Industrial is commercial, it's "dirty commercial" but certainly can be financed and Jon is on target. 15 to 20 year, 3 to 5 pop, adjustable rate, no ceiling and probably best would be 3% over banks prime at 70% LTV, is my guess.Those fees Jon spoke of, well your fees could be much more depending on what class of industrial you're speaking of, if it's heavy industrial, oil drums, chemical processing, refinery operations, junk yards....you're going to have a tuff time at 60% LTV.

The least you can do is research information on the web and become as knowledgeable as you can prior to spending that much.We thought it may have been a good idea to spend around $5k, but then I realized it was like paying $3k for somebody to teach me the basics on how to fish and $2k on the actual guided tour.I didn't need to spend the money on simple stuff I can find on the internet.

As others have mentioned IF you have a close relationship with a broker, that could mitigate that somewhat, but its unlikely that a broker is going to want to spend hours and hours lurking around the mls just to fish for info for you, unless maybe you're someone that's buying and selling TONS of properties and thus getting them tons of commissions.
