This generally includes opening up the location as much as possible, removing any loose debris, vacuuming out all dust, making sure no insulation is there (yea right, good luck in a ceiling), and finally wrapping everything with tape and inserting those plastic things up into the jacket where the wires come out to make safe the place where the wire is going to rub against the jacket/mount when someone works on the wiring.

I know I'm giving you way more detail than you asked for- so my final thought- if you buy in a good, appreciating market, nearly any investment can be made to cash flow over time, BUT in many high cash flow markets, you can't reasonably expect real appreciation over time.

We also resurfaced the kitchen counter with a paint kit from Home Depot.We held the rental for 7+ years, increasing the rents over the years to our final Tenant who paid $1,395.Over the years, the home warranty replaced the HVAC for us with little contribution on our part (yes, home warranties are good if you have the right one).
