That's only going to get worse as while everyone was up in arms fighting the golf course, the city slipped in a measure for a new development under everyone's noses that will add something like 300 new vacation homes to the area.

Palm Springs is a hot spot for STVRs but the fight between anti-stvr primary owners and stvr investors continue and as a result, the rules continue to change.The best location to STVR imo, is La Quinta.

There was also an issue posted recently about Cozy and if the tenant uses CC they can use the CC to fight a payment, and Cozy takes the rent back from you etc..... do a search.

You will spend around $10k fighting with this borrower so at the end of the day you would may $15k over 1.5 years and be all in at $100k which is aruond a 12% IRR. 

I know of someone locally in San Diego that moved all their properties into a trust using a specific attorney and all of his property taxes were reassessed, double or tripled and he's been fighting it for over a year.
