I must be missing a feature.

The add as to value would most likely be on the cost basis of an additional bedroom, any special features like cabinets and shelves will most likely be viewed at cost.  

I’m not including the features found in those.

Wix has a feature for this too.

Well, I don't know but maybe perhaps your logo might be too big for the mail merge when the recipient addresses are loaded onto your templates,I use click2mail, and it took a few trial runs, and spending some time with the support staff thru their live chat features to get my own images to work properly the first time I used them.There is a new company I have found called postcardmania.com , but I haven't tried them at all yet. 

This feature is expensive for a company to have but basically shows what tenants in the area are paying per sq ft and what leases are fixing to come up for renewal.

You just have more features and abilities with the account.

Use the "search the site" feature on the right side of the blue bar at the top of the page to zero in on some previous BP forum discussions about renting to students.

It offers more features because you have to pay.
